The government has made significant changes to the rules governing land registration. Now, registering without complete and accurate documents will be difficult. The government has clearly stated that fraud will not be tolerated, registration will not be conducted using incorrect documents, and both buyers and sellers will be thoroughly investigated. This aims to prevent land disputes, fraud, and anonymous transactions.

Why was the rule change necessary?

In many cases, it has been observed that registrations were made using incomplete documents, the land turned out to be owned by someone else, and later, the need for court proceedings arose. To avoid these difficulties, the government has decided to make the registration system more clean, secure, and reliable.

Identity verification will be the first step.

Now, the identity of both the buyer and seller will be thoroughly verified at the time of registration. The required identity card, Aadhaar card, PAN card, voter ID card, or other government identification card, such as name, photo, address, and date of birth, will be matched at the registry office. If any discrepancy is found, the registration will be stopped.

It’s important to demonstrate who owns the land.

Simply stating “The land is mine” is no longer sufficient. A name must be in government records for this purpose. Important documents related to the land, including a copy of the land records, the land records, and other documents, are required. If the records indicate a dispute, a court case is pending, or there’s a government hold on the land, the land will not be registered. Additional documents may be required in some areas, such as municipal corporation permission, development authority NOC, and separate approvals if the land is in a restricted or special area. If the land is in a restricted area, registration will not be completed without permission.
