While buying or selling a property, many important documents like registry, khatauni, map, NOC, title deed, encumbrance certificate and benama are required. In such a situation, you should check all these documents in this work. Many times these documents are fake, due to which fraud is done.

Keep these things in mind while buying property

  • If the property seller refuses to show you the necessary documents like registry, khatauni, map etc., then you should be cautious. Never finalize the deed without seeing the documents.
  • At the time of registration, the officials check all the details related to the sale deed thoroughly, if any mistake is found in the name here, then it is asked to be corrected. In such a situation, such a mistake of the person selling the property should not be ignored.
  • Apart from this, the details in the Aadhar card and PAN card recorded in the sale deed should be the same. If you see a difference in them, then do not ignore it at all.
  • While buying property, get the title deed, sale deed, encumbrance certificate and property tax receipts verified.
  • Check the registry, NOC, utility certificate, possession letter, banama thoroughly.
