Property Registration Rules: The Uttar Pradesh government has made a significant decision regarding property purchases. The order states that providing a PAN card will now be mandatory for the purchase and sale of immovable property. The PAN number must be entered and verified in online applications. This step is aimed at curbing suspicious and anonymous transactions and increasing transparency.

The Registry Department has issued a new order in this regard. Under this, entering and verifying the PAN number will be mandatory during the property purchase and sale registration process.
The government’s instructions have been sent to all district registry offices. Officials have been instructed to enter the PAN numbers of both the buyer and seller in online property registration applications. Without PAN information, the registration process will not proceed.
Suspicious transactions and the purchase of benami property will be prohibited.
The government has taken this decision to curb suspicious transactions and the purchase of benami property. Particularly in the India-Nepal border areas, the focus is on preventing land purchases with foreign funding and illegal investments. Mandating a PAN will ensure accurate tracking of every transaction.
The Registry Department is also making changes to its software system to enable instant online verification of PAN numbers. This will prevent registrations based on fake documents and false identities. It will also make it easier to match information in tax-related matters.
Guidelines sent to all registry offices
Officials say this new rule will make the property buying and selling process more transparent and curb illegal investment. This rule will be applicable throughout the state, and all registry offices have been instructed to strictly enforce it.
Now, anyone wishing to purchase land or a house in Uttar Pradesh will be required to provide their PAN card details at the time of registration. Registration will not be possible without a PAN.
