A meeting of the Union Cabinet was held on Wednesday under the chairmanship of Prime Minister Narendra Modi. In this meeting, a big decision was taken on the Model Tenancy Act. The Prime Minister approved this law. This law will be equally applicable in all the states. It has been said in the decision that the Model Tenancy Act should be implemented either in a new form or by modifying the already existing Rental Act.

Now the changed or amended law can be called the model rent law. In fact, in the Model Tenancy Act, there is a proposal to create a related authority in the states. State governments will also be able to set up rent courts and rent tribunals for speedy resolution of any dispute regarding rental properties.

After signing the agreement, both the property owner and the tenant will have to give all the details like monthly rent, period of rent and the responsibility of minor and major repair work on the landlord and tenant to the concerned authority. Later, if there is any dispute, then both the parties will be able to approach the authority.

What will happen with the new law
It has been said about the new law that it will make a big change in the entire legal framework related to rent, which will lead to rapid progress in rental housing in the country. This will see an acceleration in all kinds of development. With the help of this new law, there is an exercise to increase the rental housing market in the country. Rental housing can be arranged for people of all income groups and people who have to face the problem of homelessness will also get a big help from this law. Discussion was going on for a long time on this law and the demand for major changes was being raised in it.

With the help of the Model Tenancy Act, the work of rental housing and all the properties coming in this area will get the right to institutional work. That is, such a property will now be under the purview of rules and regulations. There will be complete law of its buying and selling or renting. This will make it easier for people to take property on rent. You will get full right to avoid fraud or harassment. Due to the new law, a formal market will be created for rental housing, which will lead to development in many areas.

Now it will not happen that the rental will have to face trouble at the hands of the tenant. Or the Renter shall, without any agreement, accuse the tenant of exploitation or harassment. If both have problems with each other, then they will have the right to go to the authority. Special courts will also be made for this.

Rent business will shine
After the new law comes into force, they will become part of the house or property market which was closed for a long time. The new law will give the right to let these properties out. Property can be protected and the rights of the landlord should also be protected, such facilities will be available. Now the share of private people or companies in rental housing will increase. Nowadays the business of rent is also quite right. Many agencies are engaged in this work. These agencies have a list of property owners and renters.

Rental business will get a boost due to the new law. When the vacant houses come into the mainstream for rental, it will make the housing business shine. Just as the business of buying a house goes on, the business of renting it will also accelerate.

Both will get many rights
The states will have full authority to implement this law. With the creation of a new law, along with the tenant, the landlord will also get many rights. If there is a dispute between the owner and the tenant of the house or property, then both will get the legal right to resolve it. No one can take possession of anyone’s property. Even the landlord cannot harass the tenant and ask him to vacate the house. Necessary provisions have been made for this. If the house is to be vacated, the landlord will have to give notice first. The renter also has to keep in mind that he will be responsible for taking care of the rented property on which he resides.
