Gurugram: Buying Affordable Homes in Cyber ​​City Just Got Easier; Government Sets New Rates and Rules

The Haryana government has established new rates and parking standards by implementing significant amendments to the regulations governing affordable housing. In fact, the revision of these rates was recently announced following a meeting of the Haryana Cabinet.

As a result, the dream of owning a home appears to be coming true once again for the residents of Gurugram. According to a notification issued by the Department of Town and Country Planning, these amendments have been incorporated into the Affordable Housing Policy-2013, the impact of which will be felt by both homebuyers and developers.

Under the new notification, it is now mandatory to provide a dedicated parking space for every flat. A charge equivalent to approximately 10 percent of the flat’s price will be levied for this facility. Furthermore, any additional parking spaces may be utilized for visitor parking or for parking two-wheelers.

It has also been made mandatory to clearly demarcate all parking slots at the time of approving building plans. For projects where licenses and building plans have already been approved—but which currently lack any provision for parking—developers will be required to obtain the consent of at least two-thirds of the allottees in order to implement any changes. However, this benefit will not apply to projects that have already received their Occupation Certificates (OC).

Additional Charges for Balconies

If a flat features a balcony with an extension of up to five feet, an additional charge of ₹1,300 per square foot will be levied for it. However, this total additional charge shall not exceed ₹1.30 lakh per flat.

Special Provisions for Applicants

For housing schemes where applications have already been invited, any additional amounts payable will be charged strictly in accordance with the new rates. However, if an applicant chooses to opt out of the allotment draw under the new rate structure, their deposited amount will be refunded in full, without any deductions.

The government has also fixed maximum allotment rates for various cities: Gurugram: ₹5,575 per square foot; Faridabad and Sohna: ₹5,450 per square foot; Other High/Medium Potential Cities: ₹5,050 per square foot; Low Potential Cities: ₹4,250 per square foot.
