In Bengaluru, pets are part of the family. But once a rental agreement is signed, pet love suddenly becomes expensive. In Bengaluru, tenants are being charged a separate pet rent each month, ranging from ₹1,000 to ₹2,000.
Pets Affect Property Prices: Bengaluru, a city where you can find as many dogs and cats roaming the parks in the morning as people. Pet-friendly menus in cafes, a beagle or Labrador in every other house in the colony, and pet birthday parties are all the rage. Pets are part of the family in Bengaluru. But once a rental agreement is signed, pet love suddenly becomes expensive. Tenants in Bengaluru are being charged a separate pet rent each month. This pet rent has reached between ₹1,000 and ₹2,000.
How did this new trend of pet rent start?
This wasn’t a one-day decision. It started in Koramangala and HSR Layout, where some young homeowners expressed concern that pets were causing significant damage to their homes. Then, the news spread to Indiranagar, Bellandur, and Whitefield. Brokers began sneaking in conversations, saying, “Pets are fine, but an extra ₹1,500 will be charged.” It’s also said that this is a cleaning expense. Gradually, this became so common that even before looking for a 2BHK, people are asked if you have pets. If yes, then extra rent will be charged.
What expenses do landlords cite?
When asked what this pet rent is for, the answers are almost the same: deep cleaning, repainting walls and doors, cleaning due to fur and odors, stains on the balcony, noise or neighbor complaints, scratches on wooden frames or furniture, etc. However, many tenants say it’s more a fear than a loss. Not every pet causes damage, but the rules are imposed on everyone.
Not just rent, other conditions for pet parents
In addition to additional rent, pet parents in Bengaluru often face rules that sometimes seem strange, such as:
Non-refundable pet deposit
Painting expenses in advance
Requirement to carry pets in the elevator
Ban on Certain Breeds
No Pets in Common Areas
Fine for Pet Noise
What Does the Law Say?
According to the law, no state can outright ban pets. Housing societies cannot restrict pets based on breed or size. However, private landlords can include clauses in their agreements. Once you sign, you have to follow the rules. It’s in this vacuum that the game of pet rent, pet deposits, and extra charges begins.
The Hardest Thing – Bachelors + Pets = No House
Finding a home in Bengaluru is already difficult for bachelors. But bachelors + pets = a direct red flag in the eyes of landlords. A young woman from Koramangala said that many landlords cut off communication upon hearing the word “pets.”
Bengaluru loves pets, but the rental market is driven by fear. While the city’s residents love pets, the rental system is based on rules, not love. With the growing number of pet owners, landlords now see them as a source of income.
