In which to get the ownership rights of your fixed assets, it will be necessary to link them with Aadhaar. This will prevent fraud in the purchase of land and house and will also expose benami property.
A draft on the law for property ownership has been prepared and an expert committee of five members has also been formed. The committee will coordinate with the states, because property related matters are under the jurisdiction of the states, hence the central government will make a model law and give it to the states.
This will be the benefit of linking with Aadhar
If a person who links his property with Aadhaar gets encroached upon, it will be the responsibility of the government to free it or the government will provide compensation.
The government will not take responsibility if Aadhaar is not linked. A member of the expert committee said that linking Aadhar will be optional. If people want the government to guarantee their property, then Aadhaar will have to be linked.
Benefits of the new model law-
The title will have to be generated on the basis of Khasra number in the registrar office. It will have to be linked to Aadhaar. Registration will also happen after the sale. Land records will be updated.
Even if half the property is sold, the record will be updated as soon as the registration is done. With biometrics you will be able to sell property from home. However, registration will take one month.
How will the new law be implemented- The new law will be implemented in two ways. First- While selling or transferring it will be linked to Aadhaar. Second- It can be implemented district wise.
What will be the benefit to the property owner- Will get protection from illegal encroachments. Will get loan easily. There will be a single window for legal help related to land.
How will the government benefit – Property information will be transparent. Owner and property related information will be updated in real time. There will be less lawsuits related to property.
